Board of Adjustment

The Board of Adjustment (BOA) was established for the purpose of hearing and deciding on appeals of administrative decisions and hearing and deciding on applications for variances within City limits. Variance cases in the historic districts or the Community Redevelopment Area (CRA) are heard by the Historic District Council.

The BOA conducts public hearings and renders decisions in compliance with the requirements of the City's Land Development Code (LDC) on the following matters:
  • To hear and decide appeals where it is alleged there is an error in any order, interpretation, requirement, decision, or determination made by an administrative official in the enforcement of this LDC (See Section 11.07.00 for procedures regarding appeals); and
  • To authorize a variance from a provision of the LDC, as set forth in Chapter 10.
The Board of Adjustment meetings are scheduled for the third Wednesday of each month at 5:00 pm in the City Commission Chambers, City Hall, 204 Ash Street. Please check the calendar on the City's home page for up-to-date information about upcoming meetings.

Please note that you must meet with a planner before you submit an application for a variance or an administrative appeal. To schedule a meeting with a planner, please call (904) 310-3480.
